OKEMOS, Mich.-We've all dreamt of owning our own home one day, whether it's a spacious ranch in a quiet, country setting or a two-story colonial in town. For many of us, the thought of high construction and property expenses puts an end to the dream. Manufactured and modular homes turn dreams into reality for thousands of Americans every year. Like site-built homes, factory-built homes can be placed almost anywhere-beautiful, waterfront property, nestled deep in the woods or in a cozy neighborhood setting. Nationally, about two-thirds of manufactured homes are placed on private property, while the rest are sited in residential land-lease communities.

Even with the expense of purchasing property, manufactured homes cost 10 to 35 percent less. When looking for property, keep in mind, you will need to check with your local municipality building authorities to determine the local zoning and appearance codes. An acceptable requirement of local government may be that the manufactured home must compare favorably with other housing in the area (even in rural areas). Other requirements may include that homes be attached to a permanent foundation and modifications made on site meet the state building code. Your retailer or real estate broker will assist you in the process of purchasing property and contacting your local municipal authorities.

If you are buying a home and the land together, or plan to place the home on land you already own, some financial institutions offer traditional real estate mortgages. Your professional retailer can assist with the financing of your home.
